Did you know...
Sellers of listed homes should be
careful not do “garbage as usual”. It's a good idea to keep the
trash can in a discreet place. Also, sellers should make sure it
contains odors well. Otherwise, the home may seen dirty to buyers,
even if it is not.

Make your property easy to show. The
more notice sellers require, the more time buyers have to look
elsewhere. Therefore, it is good to keep showing arrangements as
flexible as possible.

"Ask" the neighbors
Did you know...
When listing a home, over improvement
(basically making the home too fancy) can be a problem. Sellers tend
not to recoup their investment after over improving a home. What is
over improvement? “Ask” your neighbors. Think about what kind
of counter tops they have? What kinds of fixtures? Appliances? As
long as the home is comparable to other homes in neighborhood it
should sell more promptly and profitably.

Let there be light
Did you know...
A bright well lit home always shows
better than a darker counterpart. So, before any showings remember
to open up the window coverings to let light in. This is an
especially good reminder for bedrooms and bathrooms where shades,
drapes or blinds may stay closed for privacy.

Did you know...
Think about pricing your home as if it
were a movie. If a studio opens a film and it does poorly, there is
no second chance. They don't wait a couple of weeks and release it
again. They know it is better to get it right the first time. For
listed homes, it is similar. Correctly priced homes get the best
buyers at the best terms. Homes with price reductions get the
leftovers. So, price it right. Lights, camera, action!

Follow your nose

Successful
showings are not just about
visuals. The noses on buyers also have a say in the buying process. For
a home to truly show well, it must smell good too. So, address
those odor culprits at the time of listing. (Think pets, old shoes,
musty items in the basement, etc.) This will go a long way to making
the home “odor neutral”. Then boil some cinnamon sticks right
before a showing to seal the deal.

new door knob makes the front door
stand out. But, there are other nearby items which also may need
your attention, lest they detract from your shiny, new hardware. Spend
just a few extra bucks and get a new outlet cover, a new porch
light, and even some new house numbers to complement that new knob.
Make it a “group effort” when it comes to front door curb appeal.

Closets
are a big part of what buyers
look at during a showing. Make sure they show well. Closets will
look much bigger and much more inviting to buyers if they are not
overstuffed. What's a good gauge? Leave space for at least TWO
hangers between each item hanging in the closet.

is hard to know where to begin. Think about what buyers will see the
most. This is often the front of the house, the mailbox, the
walkway, and especially the front door. This will maximize those
valuable promotional dollars.
